The breakfast was excellent and the staff in the breakfast efficient . The lighting in the room was poor. This was explained away by staff as a hitch - that the cleaners had switched lights off at the plug points. However the next morning it was again difficult to switch any lights on without crawling around to locate the plugs. Also no extractor fan in the bathroom . The mirror was too misty for shaving and the lighting too poor for my wife to apply make up.

The location in Leith was lovely with lots of nice restaurants and bars nearby, I was really impressed with Leith as it makes a nice alternative to the cntre of Edinburgh. Breakfast hamper was beautifully presented with good choice. The hotel is a little tired and not as high a standard as other Mal Maisons I have stayed at (e.g Newcastle). I think it is in need of some updating.

Dinner in Brasserie was excellent. Cooked breakfast a bit disappointing. Bacon not very well cooked.
There was no hot water during our stay, which was probably a problem with their boiler as the noise of it kept us awake all night. This was raised with the hotel on checkout and they dealt with it extremely well.
Everyone was friendly and helpful and the room was outstanding. The hotel is worth every penny. The experince was amazing!

The staff were lovely, would do anything to help while we were at the hotel or when we were going out. Room was small but lovely with great facilities and complimentary hot drinks and wine. It was a bit noisy as our room was downstairs next to the kitchen so we could hear them making breakfast early and tidying up late. However this was a good alarm and ensured we had a full day!
Perfect B&B in best value for money. Good public transport being next to bus stop. Proper continental breakfast with a good warm english Breakfast.

Fraoch House has exceeded our expectation. owner Garath was nothing short of welcoming, the room was spacious, modern and tastefully decorated, it was very clean. Breakfast was delicious with array of fresh fruits, cereal, breads and full hot breakfast. Location was very good with bus stop in front of the establishment or just up the road with numerous buses into town. I would recommend Froach to anyone staying in Edinburgh. Nothing.

It's a perfect place to be. Very friendly staff, wonderfull room in a origional (1900) setting. Alltogether a very pleasant stay, for a small price you get lost of comfort.

Everything was perfect, starting with the room and ending with breakfast. A very nicely decorated interior, an extremely pleasant and friendly host and a convenient location. Get the traditional dish for breakfast - there will be no need for lunch later ;-) And to some other reviewers complaining about the location - oh come on. The bus stop is on the other side of the road and it takes 10 minutes to get to the centre on foot. There are also some nice (and affordable) restaurants, as well as Tesco Express nearby when you get hungry.
Very comfortable hotel, excellent breakfast. Convenience to city centre and availability of buses and tours etc. were perfect. Also allow you to bring your dog with a very handy park immediately opposite. No complaints.
The rooms and breakfast! I had the Waffles, bacon and maple syrup, twice. It was lovely. Our room was the twin ensuite, very spacious and clean! Perhaps the noise outside our bedroom with the traffic but I forgot it was there in no time!
The staff were very friendly and the room was very cosy and clean. The bed was super comfortable and I loved how someone came in to tidy the room and make the bed during the day when we were out sight-seeing, so we could come back after a long day to a nice and clean room! The breakfast was also delicious and very filling, and it was nice to have different options to choose from. The location of the guesthouse was also pretty good, as it is only about a 20-25 minute walk from city centre and there is a bus stop right outside the house that takes you into the centre in just a few minutes. There are also shops and restaurants very close to the guesthouse if you don't want to go all the way into town.
The hosts, Harry and Isabelle, were fantastic: very friendly and charming. They made the stay very pleasant. In particular, they checked us in at 8 o'clock in the morning, which was very kind of them.
The hostess was most accommodating and worked hard to give us a space to stay since she did not get notification from you.

We were especially impressed by the warm welcome we received from Isabelle and Harry. Good breakfast and a beautifully decorated room. And just a short walk to the city. Only wish our room wasn't on the 3rd floor - getting our luggage up those narrow stairs was a hassle. And would have preferred that the bathroom was en suite.... but the positives more than made up for this.
after an initial mix up the owners bent over backwards to accommodate us. i would recommend this guest house to anyone. the room was spotless and very spacious.

Excellent service, particularly good breakfasts. Very comfortable rooms - and nice touch with the whisky nightcap! Stylish presentation throughout the B&B. Generally fine although heating is a small detail that could be ironed out. Opportunity for a few cherries on the top such as evening drinks hour - making the most of the excellent lounge! Great stay overall though.
Our room was really comfortable, and the decoration in our room and the rest of the house was lovely. All staff were pleasant, friendly and helpful. This may seem a petty thing but all three of us were in agreement that the bread with breakfast could have been better. It would have been nice to have bread that was cut in the kitchen or a better quality pre cut bread. Other than that breakfast was great.

Staff were very helpful, just couldn't do enough for their clients. Continental breakfst very poor. Management should go to the Continent and see what a continental hotel provides for breakfast. Serving Cereal, bread,rolls, two varieties of prepacked porcessed cheese and small sweet cakes for the cash paid is robbery. Oh! I forgot to mention fruit juice, three kinds.!!

the hotel staff where great, we have always stayed in crowne plaza hotels before, and feel the staff at this express where the most customer focused we have seen warm and welcome to all . they really knew about the area and there suggestions where good. shower was broken

This was a great place to stay. The owner was so friendly and helpful from the moment we arrived and always took the time to make sure we were happy. The rooms were clean and comfortable and had all the facilities one needs. The breakfast was superb. We will definately be staying there again the next time we go to Edinburgh. None.

I thought the 2 guys who run the hotel were very welcoming and friendly. Breakfast was effortless and very good. Bus stop right outside the door , quick 10 minutes to city centre. Secure parking. I thought the rooms were a bit old fashioned and dark.......only thing that put me off but only slightly. Apart from that the room offered everything you could need.

Very friendly people, internet access. Fish for breakfast took some getting used to :) Except for the morning, hot water took some time to reach the top floor where my room was during the rest of the day.

The room was really nice, comfortable and spacious. Tipical scotish breakfast, but not too many options if you aren´t into it. Location is fine, but not really centric. It´s my first time in a b&b, honestly I expected a more familiar relationship with the landlady. Quite cold

This was the perfect place to stay. Close enough to walk to the city center. Great food in this part of town as well. The owner is so great and offered suggestions for places to eat. She was very accommodating and hospitable. Breakfast was fantastic with eggs, mushrooms, tomatoes, toast and jams, ect. Tea or coffee served. Would stay here again. The Stairs are challenging to navigate.

Having never been in a "guest house" before, I didn't know what to expect. But the Crioch House was so much better than what any hotel stay could have offered. The caretakers were very personal, and helped to ensure my stay on Edinburgh was based on what I wanted. Hotels can be nice and friendly, but at Crioch House you felt cared for. There were continual problems with the wi-fi. This may be more of a device issue, as the new Apple software may have caused to problems and not the houses router. They did work to try to fix this for me.
