the big rooms, the seperate door in the hotel room, so your room didn't open straight out on to the corridor. the pool on top of the hotel outside was dirty and cold. the toilet smelled of urine. the showed leaked all over the floor and we had to use our towels to keep mopping the water up.
Third visit to this hotel, very good value for money....better than many 4 star in Nice. Close to trams/trains and easy walking to Old Nice......
Comfortable rooms. Swimming pool area not so big and only a few beds.
Good location for the Acropolis convention centre. Roadworks outside the hotel, location on a very busy road. Room was very very basic.
It was clean, comfortable and only one tram station away from Piazza Garibaldi. Good connection to the railway station and very close to the Ligne d'Azur bus ( 1 euro trip to Monaco, Cannes, Menton, Antibe etc). We spent the first night in a standard double room even though we had paid for a superior one, because they were all booked up; that was a little confusing since we had made our reservation and paid for a superior double room three months prior to our arrival... But they change our room the very next day and it was ok.
there was only 2 lifts available and one was down. To make matters worse, the hotel was busy. Also there was some roadworks outside the hotel and there was no parking so we had to pay for parking ourselves
Breakfast was excellent. Location was also very good. No drinks served at the bar area.
Other than a well-run small hotel, the owners were very kind, helpful, and good-humored. Breakfast was nice and worth the 9 EUR price. While there's a nice view from the hotel, it's just a bit far from the Old Town of Nice. But this was expected. And the walk is enjoyable anyway. There's also a bus for faster travel (1.5EURper person).

Having the choice of a studio was good Little bit far from old part of Nice to make easy walking for an older member of group.

Excellent staff, quite small but very clean rooms. The price was very good for the services offered. The hotel is 10 minutes away from the city center by foot. There is also a tram nearby, which gets you to the city center very fast.
hotel staff, rooms were clean, right now there is a lot of construction work for tram line laying going on in avenue massaena (excuse my french!!) . and once that is done, this hotel will be very very well connected via tram thru one of the biggest roads in nice and directly to the beach. absolutely none!
Very nice staff, centrally situated hotel, very good breakfast, nice room, very good price. From the airport take bus 23. (the station is at 5 minute to walk)

The hotel is very close to railway and tram station, 10 min walk to central square. They give you to choice of 2 rooms, I choose one on the last floor without any view, but I have read reviews about noise from the front rooms and decided to stay on the roof room and it was bigger in size. Room was very clean and reception staff was very friendly. There was some noise from the working generator on the 5th floor during the day, but at night it was silent

The hotel was close to the train station and walking distance to main shopping areas, old town, and the beach. I had problems with the pillow and the space in the room was a little tight. The area late at night didn't feel very safe. Be prepared to pay cash since their credit card machine didn't work when we were there.

Nearness of public transport ie: tram, train & buses. Lady receptionist was very helpful and had excellent English. Room newly decorated and recently renovated en suite. Interesting red decor throughout the hotel which gave a pleasant ambiance. Small room but it is typical of this type of French hotel. Thin walls and noisy children. Towel threadbare on first night but after returning it to reception, linen was fine for subsequent days. Very dark room with poor lighting in breakfast area - didn't stay at hotel for subsequent breakfasts after first day although nothing wrong with the food.
The Parisien was close to the train station and easy to find. It was a pleasant stay at an ideal hotel for our purposes. The staff we met, front of house where always polite and presentable. The complaint is the price change after agreeing one price previously, which has dampened the experiance.

Lovely couple run this guesthouse. It seems you basically have the run of their kitchen and bathroom though we never felt awkward or in the way. Good breakfast in the morning, and we were up earlier than it was served but were allowed to just take what we needed from the kitchen. Awesome little dog and very friendly cat. Would definitely recommend to friends and family. Limited car spaces it seemed. Awesome little dog did get a bit lonely and want to hang out in our room. Maybe not so good if you're allergic.
We spent 3 months in Europe and this was probably the most comfortable stay we had. Nicholas was extremely welcoming, offered us full use of the kitchen, laundry machines and his collection of DVDs. The bed was comfortable and the room was impeccably clean. The shared living room was a nice place to sit and watch television on a big screen after a long day. Also, the Guesthouse is only a few tram stops away from the train station and the walk to the Old Ville is easy and not long.
I enjoyed 2 nights at this hotel. The owner provided for us the place to enjoy conversation with other guests ! You can have a time with international people. You also use a washing machine, a tumble drier and a kitchen anytime.

The location of this guesthouse was great! (5 mins on a tram and you are in the center of the old part of Nice) This was one of the only places I could find which included breakfast. The staff were very friendly! The shared bathroom wasn't kept as clean as it could have been.
this is a guesthouse. Nicolas is nice. My room was clean and the furniture was ok.
The place is well located if you have only one day and want to see the two main museums and also go to Monte Carlo. That assumes you can find it. The address in the ads is not correct and it's up an alley with no signs. Claims to include breakfast. Did not. Claims to have wifi. Did not. The woman is rude and strange. Huge steep steps and no help with the luggage. Dog is underfoot and gnaws at your feet. The woman was not there in the morning and when she finally showed up and I asked her to call me a cab, she gave me a lecture TWICE about how I should walk (1.9 km to the station) or take the bus. We EACH had two suitcases and a backpack. Hello? The place is run down and gloomy and there is junk all over the yard. When the promised and PAID FOR breakfast did not materialize, my friend asked for coffee. Coffee was given, but then she was told (ordered, really) to drink it in the room and not on the terrace. Avoid this weird, Norman Bates type experience.
