I thought it was a lovely budget hotel and the location to all the attractions was perfect. I would recommend this hotel to travellers. I didn't like that I had to pay inflated prices because the festival was on. Also I took I'll with a bug so didn't have as good as stay as planned. Nothing to do with the hotel I might add.
It was situated in a perfect place, a stones throw from the bus stop for the airport shuttle & from princes street. The room was stylish and could only have been made better by placing plugs in better location. . Overall 9/10, only slight issue was plug situation and breakfast was expensive
The upgraded room was appreciated we will stay here again. Did not have breakfast - thought that £16.50 was expensive

The room There was a refurb going on so had to put up with constant drilling was not relaxing

Efficient, slightly impersonal, no problems I resent the fact that they doubled the prices of their rooms during the Edinburgh Festival. I also think for the price breakfast should be included.

Room was very comfortable. There was lots of choice for breakfast. The hotel location was very good for castle and other attractions. We were near lots of restaurants.
Large, confortable rooms. Located within walking distance to all city attractions Noice from neighbouring pubs at night/early morning.
Zoltan at reception was a star. The restaurant and bar team were efficient and friendly. Rooms were clean and well appointed. Looking forward to our next visit
the staff were lovely booked double executive room, but think we got a budget room double bed two different height mattresses. asked them to sort it, they didnt. bathroom poor room smaller than stated in description
Beautiful historic hotel in the perfect location. The staff could not have done more to be helpful. The room was beautifully decorated and extremely comfortable. The bathroom was spectacular. The light level in the room was so subdued that it was difficult to see inside your suitcase. Other than that no complaints at all.
The Number One was a tremendous experience. The hotel and restaurant staff could not have been better during our stay. I would simply say keep it up!

The restaurant "Number one": excellent staff, good food. The location of the hotel and the view on the old city. Very noisy hotel, not enough privacy: train station beneath the hotel, doors being smashed all day, staff knocking on doors to check on the room too often. The room had not been refurbished in a very long time. The bed was not particularly confortable. Much too expensive for the service provided and quality of the rooms.

The comfortable rooms and central location and choice to stay in the Hotel or not.
Rooms were lovely and beds very comfy. Bathroom very modern and shower was amazing. Requested an iron in the room prior to arrival but it wasn't there. The heating came on at 6am and was very noisy. This woke my partner and I up and we couldn't get back to sleep with the noise. The tea/coffee machine in the room did not work. Left my straighteners behind in the room but when I contacted the hotel to enquire about this they said they checked and they were not there. That is a mystery to me.

Attention to detail, throughout the hotel
Very friendly and efficient staff. Luxurious contemporary feel / look. Nice breakfast. Upgrade unexpected, but very much appreciated - nice touch. Difficult to get room wamer with controls. was not freezing cold but my wife would have preferred it warmer. Couldn't seem to watch different channels on the different TV's at the same time, but this may not have been possible anyway!
Central location, especially for the Tatoo Hardest bed we have seen on this month long trip. Inadequate luggage racks or space for clothing storage. It would be ok for an over nighter but not for someone on a long trip. Out of 6 hotels we have stayed in so far on this trip, your was the only one without a bath tub.
Fresh looking hotel Tv did not work despite changing rooms. No fresh black pepper or brown sauce available at breakfast. Waiter unable to confirm the Scottish Breakfast ingredients. Unable to access restaurant from lift as doors locked.
The design of the hotel was really modern but still comfortable. When we arrived I was not expecting to have £100 per night deducted from my bank account, especially since we had already paid for it in full. Fine if you have a credit card as you dont notice the money leaving your a/c (its refunded when you check out) but if you dont have a credit card (I dont) then they ask for a debit card which means that you are money short in your account. If this had been mentioned prior to booking then maybe I would have reconsidered staying there. Its ok if they had just taken the card details but to acutally take the money was unexpected and quite unfair to say that we had already paid for the room etc. There was no warning of this and it was lucky that I had plenty of funds in the account!

Staff were wonderfully helpful. The fitness room was very well-appointed. There was no chair (except for the desk chair) in the room, and the restaurant could use some improvement in quality.

Beautiful, brand new hotel. Our city double room was lovely and fairly spacious. Staff were lovely, very pleasant and helpful. None really, other than we didn't receive our complimentary newspaper, but we weren't bothered enough about it to enquire.
Central Location - 1 min from bus & train station, shopping centre, pubs & restaurants, Spa Facilities and Staff were also excellent
Most comfortable bed I've ever slept in! Lighting was rather dim & furniture was slightly dusty.
The location of the hotel is perfect to enjoy Edimburgh,very clean hotel and the staff was very good, also the cocktails are well worth a try! It was a very good stay, if anything the hotel should install doubble glazing or double windows, also having to queue for breakfast in a 4 star hotel is not really good so make the most of the breakfast in your room for an extra £2.50, that was perfect and on time! no queue!

Location was great. Restaurant has a great breakfast buffet. Staff was accommodating. Pool and spa area was nice. Thought the spa men's room can be tidied up and cleaned better.
Excellent location right by Edinburgh Waverley and the Royal Mile. Staff were courteous and attentive. We booked a twin (I was staying with my brother), but the booking was registered as a double (through kayak/booking.com), but they sorted it quickly and efficiently. Hotel rooms are quite warm and air con is ineffective.

Location of hotel was excellent Waited 30 minutes on luggage arriving and had to return to reception, who explained they didn't know where it was to go as they had forgotten to take room number. Also the bathroom didn't appeared to have been freshly cleaned prior to our arrival.
Location was excellent. Prices were reasonable My room was small and stuffy. I'm not going to complain about lack of A/C as this was in Edinburgh, but my tiny room had no circulation and was warmer than the ambient temperature. I found it difficult to sleep at night until I requested and received a fan. Unfortunately, the first night after getting the fan some idiot set off the fire alarm at 0300 and I had to get up at 0500.
Although this was a brief trip the standard of room, staff and facilities were excellent. Room was a bit noisy from traffic outside
The staff at the reception and in the bar were very friendly and informative and the hotel is in a great location. Everything seemed tired and needed updating. The AC in the room was broken. There was no iron in the room, which is something I have never heard of in a 4* hotel. The bathroom door would open onto the toilet. There was no conditioner in the room. The towels felt and looked very well used & we encounter a very rude waitress while having breakfast on Sunday. Also, a man was assaulting a woman in the reception area and it took hotel guests to break it up before the staff did.
location housekeeping poor. On both nights of my stay i had to request towels for the room, on 2nd day there were no towels at all.

Exellent location Parking was my only issue and i thought the bar prices were expensive for the quality of the drinks but there are better bars within walking distance so not a major issue.

Appeared recently updated. Staff very friendly and helpful. Great location close to the train station and right off the Royal Mile. Large elevator. Bathroom very nice. Bathroom shower did not have any kind of shelf for shampoo, facecloth, etc. No where but the floor to put anything. Safe did not work, but maintenance replaced it sometime our first day. Sliding doors for closet and refrigerator, microwave area did not work. Very difficult to move doors. They ground off aluminum off the track when moving doors. All of the lights in the room were either all off or all on. Window would not close all the way.

The hotel was excellently situated was very clean and furnishings were of a very high standard. The facilities in the room included a microwave and kitchen type sink which was very handy. The staff were very helpful and friendly. The parking was difficult and you had to pay a meter but spaces were very limited.
Excellent design of the bathroom The lift(s). If there was a second one I do not know and the one was used for carrying linen, services, quests. Useless.
The hotels staff and luxurious rooms.
The rooms are well decorated; the hotel is in a great location - really excellent; the shuttle bus is useful. We were moved room twice in a five night stay. The first move was due to the sofa-bed in the studio dulexe not working. We were then upgraded to a one-bedroom apartment. This room did not have proper bathroom facilities and the bathroom flooded while the shower was in use. This resulted in a nightmarish experience - including three plumbers at the door within five minutes - clearly an ongoing situation. The room being flooded was not reported to hotel management until I complained to staff a third time. We also did not receive toiletries on a daily basis (had to ring reception to request them); did not receive an adequate number of towels; admired the charming cobwebs across the ceiling; had to request the sofa-bed to be made up several times; noted a complete lack of communication between staff and so forth.
I was disappointed that the room wasn't ready on time, it was 30 mins late. I'm pleased I didn't pay full price for the room, I still payed enough but if I had paid full price I would have been very annoyed
So very central. Useful to be able to get to the Waverley Station via the lower back door which was just a case of crossing the road to the station. Would be useful to enable access for booking into the hotel. Staff were helpful and friendly with no exceptions. There was no 'heart' to the hotel. No where to sit peacefully other than the Bistro which was open to other customers and did not have seats to lounge in.

Using the Vermillion lounge in the evening for a quiet drink was very pleasant. The Scottish chap with very short hair who attends the door in reception is a great asset to the hotel. We came accross him on several occasions he was always helpful, pleasant, professional and friendly, give him a large pay rise!!!! We had some difficulty getting drinks in the Vermillion lounge. I dialed the number on the card as suggested but no answer. The chap from Chile who is studying for a Master in economic development sorted us out in the end, another significant asset for you hotel I hope you look after him
Everything!!!! The staff were excellent throughout- ur room was very spacious with a brilliant view over Edinburgh. Restaurant and bar were fabulous and enjoyed having the luxury of the spa right on the doorstep. Fabulously central location.

the location it was right in the middle of nearly everything we went to go and see. It was also right next to the train station which is how we arrived. the cold shower on Saturday and Sunday that was not fun. If you are going to charge premium price than it better be a premium hotel. It certainly not a 4 star hotel given the maintenance of their equipment. They need to replace the boiler, I heard it was not the first time they only had cold showers
We were upgraded to the publisher suite which was spacious and atmospheric. This really helped to make toe stay memorable. The staff were friendly and obliging. Overall an excellent service.

Nice modern hotel in a quiet side street, very close to the theatre we were attending that night. Pleasant reception staff both on arrival and when leaving. Attention to detail with regards to cleanliness, bedside tables and desk were very sticky, everything else was fine.

It is central to main tourest location and close to both shops and restaurants. There is also a number of good pubs and guided walks basically outside the door. The ground floor pub is friendly and Atmospheric no lift, but i knew that before i went.

Loved the room! Cool themes of famous Scots. Staff was friendly and accomodating. No elevator (could be an issue for those on top floor with lots of bags). And no signs as to where Hotel Registration is (its actually the Pub - only way into the hotel is thru there!)

Great location, very comfortable hotel at a reasonable price, very easy access to the royal mile from the back. Thought the male receptionist checking me in was a bit unfriendly, probably the end of a long shift. I did not take any of the coooked buffet breakfast as it looked so unappetising. Rest of the breakfast was very nice though.
The location is perfect: right below the Royal Mile and next to the central station and the bus stop to/from the airport. The staff is friendly enough, the room clean and comfortable.

I liked the fact that tho we presented ourselves off the flight from Dublin at 8.15 am the receptionist said we could access the room after housekeeping had finished, around 10.15. We had breakfast and returned, very grateful. Had no complaints
The location is great for sightseeing and for shopping, and is just a couple of minutes from the train station. The rooms are a good size and were very clean. The rooms at the front overlooking the train station are very noisy.

The location is fairly central which is good. The hotel was generally cold throughout, the room was cold. The room was clean however i would say the bathroom requires some form of general cleanup. I would imagine there are cleaner more comfortable hotels for the same money elswhere.
Cheap rates for Edinburgh. Tired and room not clean - empty crisp packet lying on floor. A little spartan.

The hotel is in a convenient location for walking around the Royal Mile area and exploring Edinburgh. It was clean, comfortable and the included breakfast was good too.

proximity to Royal Mile Hotel wanted to charge 25 pounds per day for small dog.When queried, they then said £25 for entire stay. Eventally,they did not charge for dog.I thought this was a very excessive charge and this should have been stated before we made the booking.
